The approximately seven and one-half acre (7.5) subject site is located at 122 North 27th Street <br /> and is currently developed with a medical office and walking/running track. <br /> PROJECT DESCRIPTION <br /> 1. The petitioner proposes to rezone from M-1 Intense Commercial-Light In strial District to 0-1 <br /> Office District in order to construct a pocket park as well as add a new 4 0 metre track and an <br /> extension to the existing track. In the 0-1 Office District, both parks ar d medical offices are <br /> permitted uses. <br /> i <br /> STAFF ANALYSIS <br /> 1. The surrounding zoning includes R-3 Single Family Residence District to e south, M-1 Intense <br /> Commercial/Light Industrial to the west and M-2 Heavy Industrial District to the north and east. <br /> The Decatur Urban Area Land Use Plan shows this area as Employment. The existing use and <br /> proposed use are compatible with adjacent uses to the north, south and west The rezoning of this <br /> property to 0-1 Office District should not have an adverse effect of the s4rrounding area. Nor <br /> should the surrounding uses to the north, south and west have an adverse ffect on the proposed <br /> use as a pocket park. <br /> STAFF RECOMMENDATION <br /> 1. Staff recommends approval of the rezoning. <br /> i <br />
