Excerpts from Plan Commission Minutes of April 4,2013: <br /> Cal. No. 13-11 Petition of VICTORIAN WOODS, to amend the B- <br /> 2 Planned Unit Development(PPD) located at 3910 <br /> WEST MAIN STREET. <br /> Mrs. Joselyn Stewart was sworn in by Mrs. Janet Poland. <br /> Mrs. Stewart presented the recommendation of staff. <br /> The subject property contains a Senior Living Facility on approximately 30 ares. <br /> The original B-2 Planned Unit Development was approved by the City Council in May 2002 and <br /> has had several amendments since. <br /> The petitioner proposes to amend the approved PUD in order to construct a 10' x 20' square foot <br /> storage shed. On the original plan a 12' x 12' square foot storage shed had been approved for <br /> construction. <br /> The Zoning Ordinance requires that if there is an increase of twenty percent(20%) or more in the <br /> size of any building or structure (excluding signage) then the PUD cannot be amended by the <br /> Zoning Administer. Since the proposed storage shed is greater than twenty p$rcent (20%) in size <br /> from the original shed an amendment is required to be heard by the Plan Commission and <br /> approved by the City Council. <br /> The PUD amendment is consistent with the intent of the originally approved �UD. <br /> The PUD amendment has been reviewed and approved by the City's I Technical Review <br /> Committee, Planning, Engineering and Fire. <br /> Staff recommends approval of the B-2 PUD Planned Unit Development amendment. <br /> Section XIX.G.2. of the City of Decatur Zoning Ordinance requires the Plan Commission to hold <br /> a public hearing to review the Planned Unit Development plan and report its endings concerning <br /> the effect on the comprehensive plan and compliance with the standards of review to the City <br /> Council. A motion to forward Calendar Number 13-11 to the Citi Council with a <br /> recommendation for approval is suggested. <br /> Mr. Robert Kohler, representative, was sworn in by Mrs. Poland. <br /> Mr. Kohler stated they are requesting to replace the existing shed so they have more room for <br /> their equipment. The new shed will architecturally complement the existing Senior Living <br /> Facility's Victorian style. <br /> There were no questions and no objectors present. <br /> It was moved and seconded (Myatt/Dial) to forward Calendar No. 13-11 to the City Council with <br /> recommendation for approval as submitted.
