Stewart, Transportation Planner SUBJECT: Amend PD Planned Development District at 3910 West Main Street Victorian Woods SUMMARY RECOMMENDATION: Staff recommends approva of the Planned Development amendment. The City Plan Commission voted 6-0 to recommend approval of this petition at the April 4, 2013 meeting; the minutes of the meeting are attached4 BACKGROUND: The subject property contains a Senior Living Facility on approximately 30 acres. The original B-2 Planned Unit Development was approved by the City Council in May 2002 and has had several amendments since. The petitioner proposes to amend the approved PUD in order to construct a0' x 20' square foot storage shed. On the original plan a 12' x 12' square foot storage shed ha4 been approved for construction. The Zoning Ordinance requires that if there is an increase of twenty percent 0%) or more in the size of any building or structure (excluding signage) then the PUD car no be amended by the Zoning Administrator. Since the proposed storage shed is greater than twenty percent (20%) in size from the original shed an amendment is required to be heard by the Plan Commission and approved by the City Council. The PUD amendment is consistent with the intent of the originally approved UD. POTENTIAL OBJECTION: There were no known objectors at the Plan Commission Meeting. INPUT FROM OTHER SOURCES: The PD Planned Development endment has been reviewed by the City's Technical Review Committee; Planning, Engine ring and Fire have approved the amendment.
