The subject property contains a Senior Living Facility on approximately �0 acres. <br /> 2. The original B-2 Planned Unit Development was approved by the City Council in May 2002 <br /> and has had several amendments since. <br /> PROJECT DESCRIPTION <br /> 1. The petitioner proposes to amend the approved PUD in order to constru a 10' x 20' square <br /> foot storage shed. On the original plan a 12' x 12' square foot sto ge shed had been <br /> approved for construction. <br /> 2. The Zoning Ordinance requires that if there is an increase of twenty perc t(20%) or more in <br /> the size of any building or structure (excluding signage) then the PUD cannot be amended by <br /> the Zoning Administer. Since the proposed storage shed is greater than twenty percent (20%) <br /> in size from the original shed an amendment is required to be heard byte Plan Commission <br /> and approved by the City Council. <br /> STAFF ANALYSIS <br /> 1. The PUD amendment is consistent with the intent of the originally appro ed PUD. <br /> 2. The PUD amendment has been reviewed and approved by the City's j Technical Review <br /> Committee, Planning, Engineering and Fire. <br />
