The subject site is approximately three (3) acres and is located in the 1100 Blocks West Leafland <br /> and West Grand Avenues and the 1200 Block North Oakland Avenue. The southern portion of <br /> the site is developed with single family homes and the northern portion was the site of a former <br /> dry cleaner and grocery store. <br /> PROJECT DESCRIPTION <br /> 1. The petitioner proposes to rezone from R-3 Single Family Residence District and B-1 <br /> Neighborhood Shopping District to B-2 Commercial District to allow fot the construction of a <br /> supermarket. A supermarket according to the Zoning Ordinance is a ret4il store that is greater <br /> than 30,000 square feet and is primarily engaged in the sale of edible' products and is only <br /> permitted in the B-2 Commercial or the M-1 Intense Commercial/Light Industrial Districts <br /> STAFF ANALYSIS <br /> 1. The surrounding zoning includes B-2 Commercial District to the north and west and R-3 Single <br /> Family Residence District to the south and east. The Macon County and Decatur Comprehensive <br /> Plan shows this area as Retail and Residential-Low Density. The proposed use is compatible with <br /> adjacent uses to the north and west. <br />
