The required parking for this proposed amendment shall not be leas than 23 spaces. C. The total area of the structure shall not exceed 3,406 square feet. 'The area of allowable space for a permitted use that will require a one (1) space per 100 square feet of floor area shall not exceed 988 square feet. D. The structure shall not be located closer than 55 feet to the northern portion of the West property line, five(5) feet to the East property line and 74 feet to the North property line. E. The Department of Planning and Building Services has received a signed letter from Ameren and front yard landscaping will have to be adjusted due to the location of the Ameren easement and Ameren's requirements for plantings. F. The final plat for the proposed Lind Lu South Addition shall be roved and P p p Y app recorded prior to an ordinance for amendment being signed and rocorded. G. Any changes to approved plans shall be heard by the Plan Commission at a public hearing and forwarded to City Council for final decision. H. Final site, landscaping and lighting plans shall be submitted to and approved b the pp Y Department of Planning and Building Services, Public Works Department and the Fire Department prior to building permits being released. Section 3. That except as modified by the provisions hereof, the,heretofore ordained Planned Shopping Center District, and the provisions of ordinances relating thereto as heretofore amended and modified remain in full force and effect and the same remain subject to all the conditions, limitations and restrictions set out in the ordinance aforesaid and the respective modifications and amendments thereto.
