The parking provided for this proposed structure and corresponding uses is 23 spaces, which
exceeds the total number required by 4 spaces. In terms of access, the Public Works Department
has determined that, according to Illinois Department of Transportation Highway Standards, the
adjacent road could support a use as intense as a high volume fast food restaurant if one were to
locate in the 988 square foot space
The signage will be in accordance with the regulations for the B-3 District. Landscaping, lighting
and water service are adequate for the proposed amendment and a private sanitary sewer will
serve the site. Landscaping will have to be adjusted in the front yard due to the location of the
Ameren easement and Ameren's requirements for plantings.
The proposed amendment to the B-3 is consistent with the character of the surrounding
neighborhood and general area. Properties to the north, east and west are also B-3 developments
and have been developed commercially. The amendment is consistent with the intent of the
original B-3 and the Comprehensive Plan. In 2009, an amendment was approved allowing for the
construction of a structure where the Subway and Dale's Southlake Pharmacy are currently
located. There was another amendment approved by the City Council in 20101 to allow for the
construction of the Walgreens and the reconfiguration of the structure that cu4ently houses
Monical's Pizza and the Hickory Point Bank.
POTENTIAL OBJECTION: There were no known objectors at the Plan Commission
Meeting.
INPUT FROM OTHER SOURCES: The petition has been reviewed by the City's Technical
Review Committee; Planning, Engineering and Fire have approved the amendment.
STAFF REFERENCE: Any additional questions may be forwarded to Suzan M.
