Anderson Plaza <br /> Decatur, IL 62523 <br /> Subject: Fishermen's Wharf Addition <br /> Decatur Park District Subdivision <br /> PWC Project: 730 <br /> Dear Ms Stickle: <br /> Attached is a subdivision which proposes to subdivide a portion of property owned by <br /> the Decatur Park District which lies between existing privately owned property (subdivision lots) <br /> and Lake Decatur property owned by the City of Decatur. This property is not useable property <br /> by the Park District and has been used by some of the adjacent property owners. The Park <br /> District is merely trying to sell off the unusable property to the adjacent contiguous owner. <br /> Obviously this is a unique situation. None of the lots have frontage onto a public road <br /> right of way; they do however have frontage onto Lake Decatur. Lot 4 does not have the <br /> minimum lot width of 50 feet as required by the Zoning Ordinance for R-3 property. Once <br /> again the uniqueness of the situation has dictated the lot size as Lot 4 is only 38.26 feet wide <br /> which matches the lot dimension of Lot 8 of South Shores 3rd Addition, the Lot which Lot 4 is <br /> contiguous. Additionally, because of the similar circumstance, Lot 4 is only 4594 square feet in <br /> size, smaller than the Zoning Ordinance requirement of 6,000 square feet for lots in R-3 zoned <br /> property. <br /> This subdivision is certainly unconventional because the subdivision ordinance does not <br /> allow the Park District to sell off property to adjacent owners without going through the <br /> subdivision process. The State of Illinois Plat Act allows the sale of property to an adjacent <br /> owner under certain circumstances, this situation meets those circumstances. <br /> Please advise if you have any questions.
