7153 <br /> 9/11/13 CONTRACT OF SALE <br /> THIS CONTRACT OF SALE ("Contract") is by and between the CITY OF <br /> DECATUR, an Illinois municipal corporation ("Seller"), and HARRISON MANAGEMENT <br /> GROUP LLC ("Buyer"). <br /> WITNESSETH: <br /> Seller agrees to sell and Buyer agrees to purchase upon the terms and <br /> conditions in this Contract an approximate 3.43 acre tract of land in Decatur, Illinois being <br /> Lot 2 of Mound Center per the plat recorded in Book 1832 at Page 832 as Document No. <br /> 1647492 in the Macon County, Illinois Recorder's Office, including Seller's rights, title and <br /> interest in adjacent streets and all rights-of-way and easements benefiting the land, (the <br /> "Property"). <br /> 1. Purchase Price. The purchase price for the Property is Seventy Five <br /> Thousand Dollars($75,000.00). Buyer shall deposit$1,000.00 as earnest money with the <br /> Title Company within ten (10)days of the execution of this Contract by Seller and Buyer to <br /> be applied to reduce the purchase price at the closing. The purchase price for the Property <br /> shall be paid by wired funds at the closing, subject to the closing adj1Jstments provided <br /> below. <br /> 2. No Representations. Seller has not made and does not make any <br /> representations, warranties or guarantees of any kind concerning the Property or its <br /> condition or suitability for Buyer's proposed use,whether express or implied, oral or written. <br /> Buyer agrees that it is purchasing the Property "as is" and with all faults and defects and <br /> based solely on Buyer's inspection, testing and investigation of the Property. Buyer <br /> acknowledges that the disclaimers, agreements and other statements set forth in this <br />
