Item Coversheet Page 1 of 1
Development Services
No. 15-27
DATE: 8/17/2015
TO: Honorable Mayor Julie Moore-Wolfe and City Council
FROM: Tim Gleason,City Manager
Billy Tyus,Assistant City Manager
Suzan M.Stickle,Senior Planner
Joselyn A.Stewart,Transportation Planner
SUBJECT: Amend R-3 RDP Single Family Residence District Residence Development Plan in the
4100 Block of Nottingham Drive/Camelot
SUMMARY RECOMMENDATION: Staff recommends approval of the R-3 RDP amendment. The R-3 RDP
amendment is consistent with the intent of the originally approved R-3 RDP.The City Plan Commission voted 7-0 to
recommend approval of this petition at the August 6,2015 meeting;the minutes of the meeting are attached.
BACKGROUND:
The subject site is located in the 4100 Block of Nottingham Drive and is currently zoned R-3 Single Family Residence
District with an RDP Residence Development Plan and consists of approximately 110 acres.
The original R-3 RDP was approved by the City Council on April 23, 1969 and has had several amendments since.
One amendment approved by City Council on March 19, 1973 designated the 22.7 acres as park land. The amendment
went on to state that any proposed use of the 22.7 acre tract presently designated as park will require an amendment to the
Residence Development Plan except that said area may be dedicated to the Decatur Park District without requiring such
amendment. To date,it has never been utilized as park land.
The petitioner proposes to amend the R-3 RDP to remove the 22.7 acres from the R-3 RDP.The site was recently
recommended by Plan Commission to be rezoned to R-6 Multiple Dwelling District.
POTENTIAL OBJECTIONS: There were no known objectors at the Plan Commission Meeting.
INPUT FROM OTHER SOURCES:
The R-3 RDP amendment has been reviewed and approved by the City's Technical Review Committee,Planning,
Engineering and Fire.
BUDGET/TIME IMPLICATIONS: None.
STAFF REFERENCE: Any additional questions may be forwarded to Joselyn A.Stewart at 424-2782 or at
jstewart@decaturil.gov.
ATTACHMENTS:
Description Type
© Ordinance Ordinance.
© Supporting Documentation Backup Material
REVIEWERS:
Department Reviewer Action Date
Development Services Tyus.Billy Approved 81/13/2015- 10:23 AM
City Manager Tyus,Billy Approved 8/131'2015- 10:23 AM
City Manager Gleason,Tim Approved 8.1"14,2015-11:18 AM
http://decatur.novusagenda.com/AgendaWeb/CoverSheet.aspx?ItemID=184 8/21/2015
