DEVELOPMENT SERVICES MEMORANDUM
No. 15-28
August 12, 2015
TO: Honorable Mayor Julie Moore-Wolfe and City Council
FROM: Tim Gleason, City Manager
Billy Tyus, Assistant City Manager
Suzan M. Stickle, Senior Planner
Joselyn A. Stewart, Transportation Planner
SUBJECT: Rezone from R-3 Single Family Residence District to R-6 Multiple Dwelling
District in the 4100 Block of Nottingham Drive
SUMMARY RECOMMENDATION: Staff recommends approval of the rezoning. The City
Plan Commission voted 7-0 to recommend approval of this petition at the July 9, 2015 meeting;
the minutes of the meeting are attached.
BACKGROUND: The subject site is located in the 4100 Block of Nottingham Drive and is
currently zoned R-3 Single Family Residence District and consists of approximately 22.7 acres.
The petitioner proposes to rezone from R-3 Single Family Residence District to R-6 Multiple
Dwelling District to allow for all those uses permitted in the R-6 Multiple Dwelling District.
Rezoning the site from R-3 Single Family Residence District to R-6 Multiple Dwelling District
should not create any adverse effects on the adjacent properties or the City as a whole.
The surrounding zoning includes County to the north, County and R-1 Single Family Residence
District to the east, R-3 Single Family Residence District to the west and R-1 Single Family
Residence District to the south. The Macon County and Decatur Comprehensive Plan shows this
area as a mixture of uses including Open Space, Mixed-Use Commercial/Residential,
Institutional, Schools — Public & Private and Residential — Low Density. The permitted uses in
the R-6 District are compatible with both the existing adjacent uses and zoning districts.
POTENTIAL OBJECTION: There were no known objectors at the Plan Commission
Meeting.
INPUT FROM OTHER SOURCES: None.
STAFF REFERENCE: Any additional questions may be forwarded to Joselyn A. Stewart at
424-2782 or at jstewarte decaturil.gov.
BUDGET/TIME IMPLICATIONS: None.
