Rezoning the site from R-3 Single Family Residence District to R-6 Multiple Dwelling District
should not create any adverse effects on the adjacent properties or the City as a whole.
2. The surrounding zoning includes County to the north, County and R-1 Single Family Residence
District to the east, R-3 Single Family Residence District to the west and R-1 Single Family
Residence District to the south. The Macon County and Decatur Comprehensive Plan shows this
area as a mixture of uses including Open Space, Mixed-Use Commercial/Residential, Institutional,
Schools—Public & Private and Residential—Low Density. The permitted uses in the R-6 District
are compatible with both the existing adjacent uses and zoning districts.
