The subject site is currently agriculture/undeveloped and is located at 1215 West Arbor Drive. <br /> On August 20, 2012 approximately 3.49 acres was annexed into the City of Decatur. <br /> PROJECT DESCRIPTION <br /> 1. The petitioner proposes to rezone property from R-1 Single Family Residence District to PD <br /> Planned Development to allow for the construction of a memory care facility. There are two (2) <br /> types of units which will comprise the development: One (1) bedroom units and studio units. The <br /> proposed facility would complement the already existing assisted living and independent living to <br /> the east and the senior living facilities to the north and northeast. <br /> STAFF ANALYSIS <br /> 1. Staff believes that the proposed development is compatible with the surrounding area to the north, <br /> northeast, and east and will have a positive impact on the neighborhood. With the construction of <br /> the A memory care facility along with all of the other senior living facilities would complement <br /> the current senior living developments in the area for the senior citizens of the City of Decatur. <br /> 2. The existing streets are adequate to carry the anticipated traffic of the development. The <br /> proposed utilities are adequate to serve the development. <br /> 3. Access to the property will be off of West Arbor Drive. <br />
