Stewart, Transportation Planner <br /> SUBJECT: Rezoning from R-1 Single Family Residence District, M-1 Intense Commercial-Light <br /> Industrial District and M-3 Limited Industrial District to M-2 Heavy Industrial <br /> District at the Northwest corner of Faries Parkway and North Brush College Road <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the rezoning to M-2 Heavy <br /> Industrial District. The City Plan Commission voted 7-0-1 to recommend approval of this petition at <br /> the July 5, 2012 meeting; the minutes of the meeting are attached. <br /> BACKGROUND: The subject site is approximately 105.6 acres and is located at the Northwest <br /> corner of Faries Parkway and North Brush College Road. <br /> The petitioner proposes to rezone from R-1 Single Family Residence District, M-1 Intense <br /> Commercial-Light Industrial District and M-3 Limited Industrial District to M-2 Heavy Industrial <br /> District. ADM is rezoning to create a universal zoning classification between ADM owned <br /> properties, including several newly acquired parcels. <br /> The surrounding zoning includes M-1 Intense Commercial-Light Industrial District and M-2 Heavy <br /> Industrial District to the north, R-3 Single Family Residence District and M-2 Heavy Industrial <br /> District to the south, R-1 Single Family Residence District and M-1 Intense Commercial-Light <br /> Industrial District, M-2 Heavy Industrial to the east and R-3 Single Family Residence District and M- <br /> 1 Intense Commercial-Light Industrial District to the west. The Decatur Urban Area Land Use Plan <br /> shows this area as Residential-Low Density, Open Space and Employment. The proposed use is <br /> compatible with adjacent uses to the north, south, east, and west. Industrial Uses surround the <br /> proposed site. <br /> POTENTIAL OBJECTION: There were objectors at the Plan Commission Meeting. <br /> INPUT FROM OTHER SOURCES: The rezoning has been reviewed by the City's Technical <br /> Review Committee; Planning, Engineering and Fire have approved the rezoning. <br /> STAFF REFERENCE: Any additional questions may be forwarded to Joselyn A.
