The specific amendments to Section XX are attached, as well as an amendment to the definition of <br /> Recreation, Commercial. <br /> STAFF ANALYSIS <br /> 1. The Lakefront Overlay District shall contain the following sections: <br /> a. Intent <br /> b. District Boundary <br /> c. Definitions <br /> d. Permitted Uses <br /> e. Buildings per Area <br /> f. Height,Area and Setback Regulations <br /> g. Parking <br /> h. Landscaping <br /> i. Exterior Lighting; and <br /> j. Signage <br /> 2. A more precise description of these sections and requirements are found in the attached proposed <br /> Ordinance amendments. <br /> 3. The creation of the LF-OL District will mean that property located within the District will remain <br /> subject to the base zoning districts R-2 and R-3 Single Family Residence District regulations unless <br /> otherwise specified within the Lakefront Overlay District. <br /> STAFF RECOMMENDATION <br /> 1. Staff recommends that the amendment to Section XX, Special Districts in the Zoning Ordinance <br /> (Ord. 3512, as amended), by Adding New Paragraph F, LF-OF Lakefront Overlay District and the <br /> amendment to Recreation,Commercial, be adopted. <br /> PLAN COMMISSION ACTION <br /> 1. Section XXIX. of the Zoning Ordinance requires the Plan Commission to hold a public hearing and <br /> then forward its report and recommendation to the City Council for final approval. A motion to forward <br /> Calendar Numbers 12-09 and 12-10 to the City Council with recommendations of approval is suggested. <br /> The above report co nstitutes the testimony and recommendation of the Planning and Sustainability <br /> Division,Department of Planning and Building Services,City of Decatur. <br /> Joselyn A.
