Excerpts from Plan Commission Minutes of April 5,2012: <br /> Cal.No. 12-08 Petition of DECATUR PUBLIC BUILDING <br /> COMMISSION to rezone property located in the <br /> 300 Block of South Main Street from B-2 <br /> Commercial District to B-4 Central Business <br /> District. <br /> Ms. Suzy Stickle was sworn in by Mrs. Janet Poland. <br /> Ms. Stickle presented the recommendation of staff: <br /> The 1.77 acre subject site is located in the 300 Block of South Main Street. It is bounded by <br /> South Main, East Washington, South Water and East Macon Streets. Approximately 75 percent <br /> of the block is developed with a parking lot. <br /> The petitioner proposes to rezone from B-2 Commercial District to B-4 Central Business District <br /> in order to expand the parking lot by 71 spaces with the intent to make it more compatible with <br /> the existing parking area. <br /> The surrounding zoning includes B-2 Commercial District to the north and south, B-4 Central <br /> Business District to the east and R-6 Multiple Dwelling District to the west. The Decatur Urban <br /> Area Land Use Plan shows this area as Institutional. The existing use is compatible with all <br /> adjacent uses. The rezoning of this property to B-4 Central Business District is a logical <br /> extension of the B-4 District. The rezoning of the subject site should not have an adverse effect <br /> of the surrounding area. <br /> Staff recommends approval of the rezoning. <br /> Section XXIX. of the City of Decatur Zoning Ordinance requires the Plan Commission to hold a <br /> public hearing on a rezoning request, and then forward its report and recommendation to the City <br /> Council for final approval. A motion to forward Calendar Number 12-08 to the City Council <br /> with a recommendation for approval is suggested. <br /> Mr. Chuck Guthrie, representative, was sworn in by Mrs. Poland. <br /> Mr. Guthrie stated he did not have any additional information concerning the expansion of the <br /> parking lot and he would be happy to answer any questions. <br /> There were no questions and no objectors present. <br /> It was moved and seconded (Livingston/Peck) to forward Cal. No. 12-08 to the City Council <br /> with recommendation for approval as presented by staff. Motion carried unanimously. <br />
