Excerpts from Plan Commission Minutes of December 1,2011 continued: <br /> a. Final site plans shall be submitted to and approved by the Department of Planning and <br /> Building Services, Public Works Department and the Fire Department prior to building <br /> permits being released. <br /> Section XIX.G.2. of the City of Decatur Zoning Ordinance requires the Plan Commission to hold <br /> a public hearing to review the Planned Development plan and report its findings concerning the <br /> effect on the comprehensive plan and compliance with the standards of review to the City <br /> Council. A motion to forward Calendar Number 11-47 to the City Council with a <br /> recommendation for approval is suggested. <br /> Mr. Phil Cochran, representative, was sworn in by Mrs. Poland. <br /> Mr. Cochran stated in 2008 the Planned Development was approved for the Villas at Lourdes <br /> Condominiums which consisted of four (4) tri-plex units and one (1) duplex unit. One tri-plex <br /> unit has been sold. The developer has had significant interest in single family units on this site <br /> and would like amend the PD to allow six (6) single family units and one (1) duplex unit. This <br /> reduces the total number of units from fourteen(14)to eleven (11). The units will be compatible <br /> in construction with the tri-plex. <br /> Chairman John Mickler asked if these units would remain for people fifty (50) years or older. <br /> Mr. Cochran said yes. <br /> There were no objectors present. <br /> It was moved and seconded (Peck/Newton) to forward Cal. No. 11-47 to the City Council with <br /> recommendation for approval as presented by staff. Motion carried with Mr. Terry Smith voting <br /> present. <br />
