The subject site is 3.08 acres and is located at the northwest corner of West Legion Drive and <br /> South Taylorville Road. The site is currently undeveloped. <br /> PROJECT DESCRIPTION <br /> 1. The petitioner proposes to rezone from B-2 Commercial District to R-1 Single Family Residence <br /> District in order to construct a single family home. The petitioners also own the property to the <br /> immediate east and plan to build a retail glass and mirror beveling shop on the lot. If this land to <br /> the east is developed it will be required to provide a buffer yard to the residential districts/uses if <br /> the rezoning is approved. <br /> STAFF ANALYSIS <br /> 1. The surrounding zoning includes the county to the north and west and B-2 Commercial District to <br /> the south and east. The Decatur Urban Area Land Use Plan shows the subject property as <br /> Residential Low-Density. It also shows the areas to the east and west as Residential Low- <br /> Density. The proposed use is compatible with adjacent uses to the south, west and north. The <br /> rezoning of this property to R-1 Single Family Residence District should not have an adverse <br /> effect of the surrounding area. <br /> STAFF RECOMMENDATION <br /> 1. Staff recommends approval of the rezoning. <br />
