'Page 2 of 2 <br /> 1800 East Lake Shore Drive <br /> September 1, 2011 <br /> five (5) feet from the property lines along South 16`h Street and located south of their respective <br /> entrances. The third wayfmding sign will be setback 25 feet from the property line along East Lake <br /> Shore Drive and located south of the entrance. The fourth freestanding sign will be setback 10 feet <br /> from the south property line and 40 feet from the west property line at the corner of South 161h Street <br /> and East Lake Shore Drive. These setbacks from the property lines will allow the sign to be setback <br /> from the residential districts/uses 100 feet. This sign will be 20 feet in height and a cabinet of 110 <br /> square feet with 100 square feet in sign area,this includes a 32 square foot electronic message unit. <br /> STAFF ANALYSIS <br /> 1. The proposed amendment to the PD is consistent with the character of the surrounding neighborhood <br /> and general area. <br /> 2. The PD amendment is consistent with the intent of the original PD and the Comprehensive Plan. <br /> STAFF RECOMMENDATION <br /> 1. Staff recommends approval of the amendment to the PD with the following conditions: <br /> a. The two (2) signs located at the west entrances shall be setback no less than five (5) feet from the <br /> property line along South 16`h Street. They shall not exceed 11 feet in height and shall not exceed <br /> 64 square feet in cabinet/sign area. <br /> b. The sign located at the east entrance shall be setback at least 25 feet from the property line along <br /> East Lake Shore Drive. It shall not exceed 11 feet in height and shall not exceed 64 square feet in <br /> cabinet/sign area. <br /> c. The sign to be located near the corner of South 16`h Street and East Lake Shore Drive shall be <br /> setback no less than 40 feet from the property line along South 16`h Street and no less than 10 feet <br /> from the property line along East Lake Shore Drive. This sign shall not exceed 20 feet in height. <br /> The cabinet(including the EMU) shall not exceed 110 square feet in area. The sign area shall not <br /> exceed 100 square feet and no more than 32 square feet of the allowed 100 square feet shall be an <br /> electronic message unit. <br /> d. Sign permits will be required before any signage is installed. <br /> PLAN COMMISSION ACTION <br /> 1. According to section XIX.G.2 of the Zoning Ordinance the Plan Commission shall review the <br /> application at a public hearing and will make findings concerning the consistency of the application <br /> with the Comprehensive Plan, the Zoning Ordinance and other land development regulations. Based <br /> on the findings, the Plan Commission will make a recommendation to the City Council.
