Excerpts from Plan Commission Minutes of July 7,2011: <br /> Cal.No. 11-21 Petition of DR. MARIO FUCINARI to amend the PD <br /> Planned Development located at 3350 NORTH WATER <br /> STREET for signage. <br /> Mrs. Stewart was sworn in by Mrs. Althoff. <br /> Mrs. Stewart presented the recommendation of staff: <br /> On February 3, 2011 the City Plan Commission voted 6-0 to approve the rezoning from R-1 <br /> Single Family Residence District to PD Planned Development District. The petition was <br /> approved by City Council by a 7-0 vote on February 22, 2011. <br /> The petitioner proposed to construct an office building to allow for medical and professional <br /> office space and a parking lot to service the building. The proposed building was to be 4,328 <br /> square feet and is currently in the process of being developed. The property is located at 3350 <br /> North Water Street. <br /> The petitioner proposes to amend their PD in order to increase the height of their signage from <br /> 20 feet to 23 feet and to increase the entire sign area from the approved 90 square feet to 94.42 <br /> square feet. The cabinet of the approved sign cabinet structure was approximately 90 square <br /> feet, the new cabinet structure is approximately 140 square feet. The added square footage for <br /> the cabinet structure occurred with a triangular piece being added to the top of the structure for <br /> the address and the squaring off of the bottom portions of the sign that were previously an <br /> inverted pyramid style. The location of the sign will be 100 feet from the north property line <br /> instead of the approved 140 feet. <br /> The proposed amendment to the PD is consistent with the character of the surrounding <br /> neighborhood and general area. <br /> The PD amendment is consistent with the intent of the originally approved PD. <br /> Based on the analysis, staff recommends approval of the Amendment to PD Planned <br /> Development District. <br /> Section XIX.G.2. of the City of Decatur Zoning Ordinance requires the Plan Commission to hold <br /> a public hearing to review the Planned Development plan and report its findings concerning the <br /> effect on the comprehensive plan and compliance with the standards of review to the City <br /> Council. A motion to forward Calendar Number 11-21 to the City Council with a <br /> recommendation for approval is suggested. <br /> Mr. Shane Major was sworn in by Mrs. Althoff. <br /> Mr. Major stated that he works for Bendsen Signs and the goal was to change the design from <br /> what was previously approved because the customer wanted to do some landscaping in the front <br /> with a brick base, flower box and brick columns to match the building. The triangular piece <br /> mentioned was to match the paint of the building and incorporate the colors of the building. <br /> It was moved and seconded (Livingston/Peck) to forward Calendar No. 11-21 to the City <br /> Council with recommendation for approval as submitted. Motion carried unanimously. <br />
