ORDINANCE NO. 2010-82 <br /> ORDINANCE AMENDING <br /> B-3 PLANNED SHOPPING CENTER DISTRICT <br /> - 250-398 WEST FIRST DRIVE - <br /> WHEREAS, on the 4th day of November, 2010, upon due notice, the Decatur City Plan <br /> Commission held a public hearing upon the petition of B & R Development, LLP, to modify and <br /> amend the B-3 Planned Shopping Center District on premises situated in the City of Decatur, <br /> Illinois, and described as follows: <br /> That part of Lot Two (2) of South Shores Fifth Addition, as per Plat recorded in <br /> Book 300, page 159 of the Records in the Recorder's Office of Macon County, <br /> Illinois, described as follows: <br /> Commencing at the Northeast corner of Lot Fifty-Nine (59) of Southland Heights <br /> Addition to Decatur, as per Plat recorded in Book 300, page 175 of the Records in <br /> the Recorder's Office of Macon County, Illinois, thence Easterly along the North <br /> line of the South '/z of the Southeast '/4 of Section 22, Township 16 North, Range <br /> 2 East of the 3`d P.M., 285.11 feet; thence deflecting 63'07'13.3" left for 6.47 feet <br /> to the Southwest corner of said Lot Two (2), thence deflecting 87047'10" right for <br /> 73.01 feet along the extension of the Northerly right-of-way line of First Drive to <br /> the point of beginning; thence deflecting 80°02'46" left for 218.74 feet along the <br /> Easterly right-of-way line of S.B.I. Route 2 (U.S. Route 51); thence deflecting <br /> 56°39'09" right for 594.33 feet; thence S00°00'00"W, 107.00 feet; thence <br /> S39015'30"E, 76.00 feet; thence S06017'42"E, 13.00 feet to a point on the <br /> Northerly right-of-way line of First Drive; thence Westerly along said Northerly <br /> right-of-way line to the point of beginning. Said property containing 3.41 acres, <br /> more or less; and, <br /> WHEREAS, the Decatur City Plan Commission did report its findings and did <br /> recommend that the modification of said B-3 Planned Shopping Center District as requested be <br /> authorized. <br />
