Excerpts from Plan Commission Minutes of September 2,2010 continued: <br /> Whenever a side or rear yard in the R-6, 0-1, B-1,B-2, B-3, M-1, M-2, M-3 or PD districts <br /> abuts, or, in the absence of an alley, would abut, any R-1, R-2, R-3, or R-5 district or any <br /> residential use in the city limits or neighboring jurisdiction, a buffer yard shall be required. <br /> Staff recommends approval of the amendments as proposed. <br /> Section XXIX.G. of the Zoning Ordinance requires the Plan Commission to hold a public <br /> hearing and make recommendations to the City Council on amendments to the Zoning <br /> Ordinance. A motion to forward Calendar Number 10-26 to City Council with a <br /> recommendation of approval is suggested. <br /> Mr. Terry Smith asked staff for a definition of the size of a buffer yard. Ms. Stickle said the <br /> minimum size of a buffer yard is ten (10) feet and the maximum is fifty (50) feet wide and is <br /> based on ten(10)percent of the lot width. <br /> Mr. Steve John stated it would be logical for a developer to want a multi-tenant sign at each <br /> entrance of their development and not just one. Ms. Stickle said the multi-tenant sign is more for <br /> the tenants who are set back off the main street. The tenants fronting the development would <br /> have their own free standing sign and then a multi-tenant sign would be allowed for the entire <br /> development. <br /> There were no objectors present. <br /> It was moved and seconded (Dial/Robinson) to forward Cal. No. 10-26 to the City Council with <br /> recommendation for approval as presented by staff. Motion carried 8-0-1 with Mr. Bill <br /> Clevenger abstaining from the vote. <br />
