Stewart, Transportation Planner <br /> SUBJECT: Rezone from R-5 Two Family Residence District to M-1 Intense Commercial- <br /> Light Industrial District at 1804 and 1812 North Clinton Street <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the rezoning from R-5 <br /> Two Family Residence District to M-1 Intense Commercial-Light Industrial District. The City <br /> Plan Commission voted 6-0 to recommend approval of this petition at the August 5, 2010 <br /> meeting; the minutes of the meeting are attached. <br /> BACKGROUND: The subject site is located at 1804 and 1812 North Clinton Street and <br /> currently a parking lot for Mason Manufacturing. <br /> The petitioner proposes to rezone from R-5 Two Family Residence District to M-1 Intense <br /> Commercial- Light Industrial District in order to continue the use of the parking lot for their <br /> employees and to be in compliance with the Zoning Ordinance for permitted uses. <br /> The surrounding zoning includes R-5 Two Family Residence District to the north and west and <br /> M-1 Intense Commercial-Light Industrial District to the south and east. The Decatur Urban Area <br /> Land Use Plan shows this area as Residential-Low Density. The existing use is compatible with <br /> adjacent uses to the south and east. The rezoning for the continued use of a parking lot should <br /> not have an adverse effect of the surrounding area since the site has been used as a parking lot <br /> for over ten years and it has not appeared to have had an adverse effect on the area. <br /> POTENTIAL OBJECTION: There were no known objectors at the Plan Commission <br /> Meeting. <br /> INPUT FROM OTHER SOURCES: The rezoning has been reviewed by the City's Technical <br /> Review Committee; Planning, Engineering and Fire have approved the rezoning. <br /> STAFF REFERENCE: Any additional questions may be forwarded to Joselyn A.
