STAFF REPORT
Decatur City Plan Commission
COMMON NAME: 1804 and 1812 North Clinton Street
GENERAL INFORMATION
Hearing g Date August 5 2010
Calendar No. 10-20
Property Location 1804 and 1812 North Clinton Street
P
Requested Action Rezone from R-5 Two Family Residence District to M-1 Intense
Commercial-Light Industrial District
Petitioner Mason Manufacturing, LLC
LAND USE AND ZONING
Direction Existing Land Use Zoning Comprehensive Plan
Subject Property Parking Lot R-5 Employment
North Church Parking Lot R-5 Employment
South Mason Manufacturing M-1 Employment
East Mason Manufacturing M-1 Employment
West Church R-5 Residential - Low Density
BACKGROUND
1. The subject site is located at 1804 and 1812 North Clinton Street and currently a parking lot for
Mason Manufacturing.
PROJECT DESCRIPTION
1. The petitioner proposes to rezone from R-5 Two Family Residence District to M-1 Intense
Commercial- Light Industrial District in order to continue the use of the parking lot for their
employees and to be in compliance with the Zoning Ordinance for permitted uses.
STAFF ANALYSIS
1. The surrounding zoning includes R-5 Two Family Residence District to the north and west and
M-1 Intense Commercial-Light Industrial District to the south and east. The Decatur Urban Area
Land Use Plan shows this area as Residential-Low Density. The existing use is compatible with
adjacent uses to the south and east. The rezoning for the continued use of a parking lot should not
have an adverse effect of the surrounding area since the site has been used as a parking lot for
over ten years and it has not appeared to have had an adverse effect on the area.
STAFF RECOMMENDATION
1. Staff recommends approval of the rezoning.
