Ashe, Development Planner <br /> SUBJECT: Annexation of the premise west of what is commonly known as 2225 South Mt.Zion <br /> Road. <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the attached annexation petition. <br /> Staff is of the opinion that the proposed annexation would produce a logical extension of the corporate <br /> limits. <br /> BACKGROUND: A valid petition seeking voluntary annexation of the subject premise has been filed <br /> with the City Clerk's Office. Containing approximately 4.442 acres, the property is undeveloped. To the <br /> north, the properties are zoned B-2 Commercial District; to the east, the properties are either zoned R-1 <br /> Single Family Residence or are located in the County; and to the west and south, the properties are <br /> outside Decatur City limits and in the County. When annexed, the area will come into the city as R-1, <br /> Single Family Residence District, but a petition has been filed to rezone to PD Planned Development <br /> District. The City Council should hear the rezoning petition in June. The following information is <br /> relevant to the area in question: <br /> 1. The parcel is currently undeveloped. <br /> 2. City water is currently available and petitioner will be required to connect to City water. <br /> 3. Sanitary sewer is currently not available. <br /> 4. The average fire response time from the Decatur Fire Department is seven(7)minutes. <br /> 5. No new streets will be maintained by the City. <br /> Grand Oaks Estates is proposing to develop the subject parcel along with property commonly known as <br /> 2225 South Mt. Zion Road. The proposed development will include a doctor's office, an 81 unit <br /> supportive living facility, and a dementia center. <br /> POTENTIAL OBJECTION: None to date. <br /> INPUT FROM OTHER SOURCES: The annexation plat has been reviewed and approved by Planning <br /> and Building Services, Municipal Services, Water Distribution, Public Works, Fire, Legal, Finance, the <br /> Macon County Health Department and the Decatur Sanitary District. <br /> STAFF REFERENCE: Any additional questions may be forwarded to Stephanie E. Ashe at 424-2725 <br /> or at sashe ,decaturil.gov. <br /> BUDGET/TIME IMPLICATIONS: Additional annual revenue of approximately $646.37 would <br /> become available from the combined total real estate ($352.65), motor fuel ($104.65) and state income <br /> taxes($189.07). <br />
