The subject site is located at 1596 North Main Street and contains approximately 7,080 square feet <br /> and currently houses a single family home with a detached garage. <br /> 2. The petitioner owns many lots along this corridor and is proposing to use the garage as storage for <br /> lawn equipment for the maintenance of said lots. <br /> PROJECT DESCRIPTION <br /> 1. The petitioner proposes to rezone the parcel from R-6, Multiple Dwelling District to PD Planned <br /> Development in order to allow for a free standing garage to remain on the property once the main <br /> structure is demolished. <br /> 2. The garage will be used for the storage of lawn equipment. <br /> STAFF ANALYSIS <br /> 1. The surrounding zoning includes R-6, Multiple Dwelling Districts and B-2, Commercial Districts. <br /> The Decatur Urban Area Land Use Plan shows this area as Commercial-Planned Development. <br /> The proposed use of a storage garage for lawn equipment is compatible with the adjacent uses of <br /> the surrounding area as many homes use their garages for lawn equipment storage. Maintaining <br /> this garage as well as the petitioners surrounding properties in the area will not have an adverse <br /> affect on the adjacent properties. <br />
