Stewart, Transportation Planne SUBJECT: Conditional Use Permit to allow a crematory in an accessory structure in the B-2 Commercial District located at 2801 North Monroe Avenue SUMMARY RECOMMENDATION: Staff recommends approval of the Conditional Use Permit to allow a crematory in an accessory structure. The City Plan Commission voted 7-0 to recommend approval of this petition at the May 7, 2009 meeting; the minutes of the meeting are attached. BACKGROUND: The subject site is approximately 5.61 acres and is developed as Moran and Goebel Funeral Home. The subject petition requests a conditional use permit to allow the use of a crematory in an accessory structure. A crematory located in the B-2 District requires a Conditional Use Permit as an accessory use in an accessory structure. The petitioner plans to have a crematory in the detached garage which is located behind the main structure of the funeral home. No exterior structural changes will be made and the crematory will comply with all state regulations. The funeral home has been located at this particular site for a number of years and it does not appear to have had an adverse effect on the neighborhood. The structure will be required to meet all applicable State codes and regulations. POTENTIAL OBJECTION: There were no known objectors at the Plan Commission Meeting. INPUT FROM OTHER SOURCES: The Conditional Use Permit has been reviewed by the City's Technical Review Committee; Planning, Engineering and Fire have approved the proposed plan.
