The subject site is approximately 5.61 acres and is developed as Moran and Goebel Funeral Home. <br /> PROJECT DESCRIPTION <br /> 2. The subject petition requests a conditional use permit to allow the use of a crematory in an <br /> accessory structure. A crematory located in the B-2 District requires a Conditional Use Permit as <br /> an accessory use in an accessory structure. <br /> 3. The petitioner plans to have a crematory in the detached garage which is located behind the main <br /> structure of the funeral home. No exterior structural changes will be made and the crematory will <br /> comply with all state regulations. <br /> STAFF ANALYSIS <br /> 1. Section XXII.A.3. lists three standards which must be met in order to grant a conditional use <br /> permit. The first standard requires the applicant to show that the use is "necessary for the public <br /> convenience at the location." The proposed use is generally compatible with the neighborhood <br /> and provides a service which can be utilized by area residents. <br />
