� 4T� ;Yj � � � Q1 � � Exhibit B ,� � LEASE � .� �o THIS LEASE, made and entered into by and between the CITY OF DECATUR, ILLlNOIS, a municipal corporation (hereinafter referred to as "City"), and ARCHER- DANIELS- MIDLAND COMPANY, a Delaware corporation licensed to conduct business in the State of Illin�is, (hereinafter referred to as "ADM"). WITNESSETH: 1. Premises. The City does hereby demise and lease to ADM for use by ADM employees, agents, officers, directors, and business invitees the following described premises: a. All Parking Spaces located on the second floor, second floor ramp, third floor, third floor ramp and fourth floor in Parking Garage B located at the northwest corner of Water and North Streets, City of Decatur, Illinois totaling approximately 482 spaces ("Parking Spaces"). b. Effective the date of this Lease, the City shall have terminated the lease or use rights of any third party to use the Parking Spaces identified at paragraph 1.a. above. The parking spaces to be used by Regions Bank shall be located at the first floor and first floor ramp of Parking Garage B. c. Effective the date of this Lease, the parties shall terminate the Lease Agreement between the parties dated 12/17/2 0 O 1 Which pertains to the third floor ramp and fourth floor of the Parking Garage B. 2. Exclusive Use. During the term of this Lease, ADM shall enjoy exclusive use and possession of the Parking Spaces during 6:00 a.m. to 5:00 p.m. Monday through Friday. During all other periods, ADM's use and possession rights shall be non- exclusive. 3. Term. The term of this Lease shall commence on and shall terminate twenty (20) years from the date of commencement, except as may be earlier terminated by the provisions of this Lease. ADM shall have the option of renewing this Lease for one renewal term of twenty (20) years.
