Stickle, Senior Planner <br /> SUBJECT: Rezone 626 and 642 East Van Buren Avenue from R-3 Single Family Residence <br /> District to B-2 Commercial District <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the rezoning to B-2 <br /> Commercial District. The City Plan Commission voted 7-0 to recommend approval of this <br /> petition at the September 3, 2015 meeting; the minutes of the meeting are attached. <br /> BACKGROUND: The subject site is approximately 12,300 square feet and is located at 626 and <br /> 642 East Van Buren Avenue. The site is currently zoned R-3 Single Family Residence District <br /> and is developed with two (2) single family homes currently owned by the petitioner <br /> The petitioner proposes to rezone from R-3 Single Family Residence District to B-2 Commercial <br /> District to allow for all those uses permitted in the B-2 Commercial District. <br /> The surrounding zoning includes B-2 Commercial District immediately adjacent to the west and <br /> south and R-3 Single Family Residence District to the east, north and south. The Macon County <br /> and Decatur Comprehensive Plan shows this area as Residential-Low Density. The permitted <br /> land uses in the B-2 District are compatible with the land uses and adjacent zoning district to the <br /> west. <br /> Although the Comprehensive Plan shows this area as residential, staff is of the opinion that the <br /> expansion of the B-2 zoning district that fronts North Martin Luther King, Jr. Drive, currently <br /> developed with as an office/commercial complex, would not alter the character of the general <br /> area. <br /> If the property is rezoned to B-2 Commercial District and development occurs, the adjacent <br /> properties will have a buffer yard between the residential properties and the development in <br /> accordance with the regulations of the Zoning Ordinance. <br /> POTENTIAL OBJECTION: There were no known objectors at the Plan Commission <br /> Meeting. <br /> INPUT FROM OTHER SOURCES: The petition has been reviewed by the City's Technical <br /> Review Committee; Planning, Engineering and Fire. <br /> STAFF REFERENCE: Any additional questions may be forwarded to Suzan M.
