The Planned Development expansion will allow St. Mary's to expand its health care <br /> environment which fosters patient focused care, provides family and visitor support, <br /> enhances staff work areas to improve operational efficiency, as well as allow for the <br /> integration with existing facility support services. <br /> 4. The proposed amendment will allow for the petitioner to enhance the visual image of the <br /> hospital by creating a new brand image for the Emergency Department. <br /> 5. This project will clearly define patient arrival points, specifically the Emergency Department <br /> entrance and the Main Hospital entrance. <br /> STAFF ANALYSIS <br /> 1. The proposed amendment to the PD is consistent with the character of the surrounding <br /> neighborhood and general area. <br /> 2. The PD amendment is consistent with the intent of the original PD and the Comprehensive <br /> Plan. <br /> STAFF RECOMMENDATION <br /> 1. Staff recommends approval of the amendment to the PD with the following conditions: <br /> a. Final site, landscaping, and lighting plans shall be reviewed and approved by the <br /> Economic and Urban Development Department, Department of Engineering and <br /> Infrastructure and the Fire Department prior to building permits being issued. <br /> PLAN COMMISSION ACTION <br /> 1. According to section XIX.G.2 of the Zoning Ordinance the Plan Commission shall review <br /> the application at a public hearing and will make findings concerning the consistency of the <br /> application with the Comprehensive Plan, the Zoning Ordinance and other land development <br /> regulations. Based on the findings, the Plan Commission will make a recommendation to the <br /> City Council.
