Excerpts from Plan Commission Minutes of October 2, 2008 <br /> Cal. No. 08-54 Petition of KARA DEMIRIJIAN HUSS to rezone <br /> property located at 3131 NORTH WATER <br /> STREET from B-2 Commercial District to PD <br /> Planned Development District. <br /> Ms. Suzan Stickle was sworn in by Mrs. Kim Althoff. <br /> Ms. Stickle presented the recommendation of staff: <br /> The subject site, zoned B-2 Commercial District and located at 3131 North Water Street, <br /> contains approximately 1.2 acres and is currently under redevelopment. <br /> The petitioner proposes to rezone the lot from B-2 Commercial District to a PD Planned <br /> Development District to allow the Express Care Center to keep the e�isting parking on the east <br /> side of the lot in order to provide the public more beneficial access to the medical facility. <br /> The proposed rezoning will allow the petitioner to build along a main corridor for the use of an <br /> Express Care Center. It will also allow for the facility to have ample main entrance parking. <br /> The site has not been utilized for a number of years and redevelopment of the site will enhance <br /> one of the City's main corridors. <br /> Based on the analysis, staff recommends approval of the petition as submitted with the following <br /> condition: A detailed Site Plan, Lighting Plan and Landscape Plan shall be submitted to and <br /> approved by the Economic and Urban Development Department, the Department of Engineering <br /> and Infrastructure and the Fire Department prior to the issuance of a building permit. <br /> Section XIX.G.2 requires the Plan Commission to hold a public hearing on a rezoning request <br /> and forward its report and recommendation to the City Council for final approval. A motion to <br /> forward Calendar Number 08-54 to the City Council with a recommendation of approval is <br /> suggested. <br /> Mr. Cochran stated that the site has sat vacant for a number of years. 1WIr. Cochran stated that the <br /> access in front on the east side meets all of the criteria for accessibility and that the parking in <br /> front is critical for the use. A site plan has been submitted and the petitioner is in agreement with <br /> all of the conditions that staff has provided. <br /> It was moved and seconded (John/Dunn) to forward Cal. No. 08-54 to the City Council with <br /> recommendation for approval as presented by staff. Motion carried un�nimously. <br />
