The subject site, located at 1800 East Lake Shore Drive, contains approximately 4.15 acres <br /> and is vacant. The site is currently zoned R-3 Single Family Resid�nce District. <br /> PROJECT DESCRIPTION , <br /> 1. The petitioner proposes to rezone the lots from R-3 Single Family�esidence District to a PD <br /> Planned Development District to allow for additional parking and a ture expansion to the health <br /> care facility. <br /> 2. The Planned Development rezoning will allow St. Mary's tb expand its health care <br /> environment which fosters patient focused care, provides family and visitor support, enhances <br /> staff work areas to improve operational efficiency, as well as all�w for the integration with <br /> existing facility support services. <br /> STAFF ANALYSIS <br /> 1. The proposed rezoning will allow for the petitioner to enhance the visual image of the hospital <br /> by creating a new brand image for the Emergency Departme�t and to increase patient <br /> convenience to Outpatient Services. <br /> 2. This project will clearly define patient arrival points, specifically�he Emergency Department <br /> entrance and the Main Hospital entrance. I <br /> 3. As the hospital continues to grow it becomes necessary for certai expansions. The parking <br /> lot expansion is necessary for increased parking as well as to reloc�te some of the parking that <br /> will be displaced by the future building expansion. <br />
