Stewart, Transportation Plannei�� <br /> SUBJECT: Rezone from R-1, Single Family Residence District to PD Planned Development <br /> at 555 West Imboden Drive <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the rezoning from R-1 <br /> Single Family Residence District to PD Planned Development with the following conditions: 1.) <br /> A preliminary plat and final plat will be required to separate the proposed site from the <br /> Maranatha Assembly of God site. The subdivision must be approved by the Economic and <br /> Urban Development Department, the Department of Engineering and Infrastructure and the Fire <br /> Department prior to building permits being issued; and 2.) Final site'b landscaping and lighting <br /> plans shall be submitted to and approved by the Economic and Urban IDevelopment Department, <br /> the Department of Engineering and Infrastructure and the Fire De artment prior to building <br /> permits being issued. The City Plan Commission voted 10-0-1 to re ommend approval of this <br /> petition at the July 3, 2008 meeting; the minutes of the meeting are att ched. <br /> BACKGROUND: The subject site is approximately 13.10 acres an is currently undeveloped. <br /> The property abuts Maranatha Assembly of God with most of the land located south of the <br /> Church. The site is currently zoned R-1 Single Family Residence Dis �ct. The proposed zoning <br /> for this site is PD Planned Development District. I <br /> On May 16, 2005 the City Council voted 6-0 to approve a rezoning from R-1 Single Family <br /> Residence District to PD Planned Development. Since construction of this project did not occur <br /> within two (2) years of the date of approval by City Council, the Planned Development expired <br /> and is no longer in force or effect. Any future development of the same site shall require <br /> approval of a new Planned Development in accordance with the requirements of Section XIX. of <br /> the Zoning Ordinance. <br /> The petitioner is requesting to rezone to PD Planned Development to allow for the construction <br /> of Twenty-one (21) duplex units, Two (2) single units and Eighty (80 Assisted Living units on <br /> one (1) lot. The development is planned to contain 43 individually wned units with a target <br /> population of 50 years or older. <br />
