Main and <br /> 130 W. Pythian from B-1 and R-3 to the B-2 Commercial District. <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the petition. The City Plan <br /> Commission voted 1 1-0 to recommend approval of this petition as presented at the July 3, 2008 <br /> hearing. The minutes of that meeting are attached. <br /> BACKGROUND: The subject properties constitute the whole east half of the block between West <br /> Damon and Pythian Streets on the west side of North Main Street. There are a total of ten (10) lots <br /> involved in the request. There are multiple property owners. The subject petition is requesting that the <br /> north two (2) lots and the south three (3) lots in the block be rezoned from the B-1 Neighborhood <br /> Shopping District to the B-2 Commercial District and that the middle five (5) lots be rezoned from the <br /> R-3 Single Family Residential District to the B-2 Commercial District. The subject petition states that <br /> the purpose for the request is to bring all of the ten lots into the B-2 Zoning District which would allow <br /> the most attractive and most versatile zoning be in place for future development. <br /> The proposed rezoning appears to be consistent with the character of much of the neighboring <br /> properties. The proposal also appears to be consistent with the intent of the Comprehensive Plan. <br /> Properties to the north, east and south are currently commercial. An alley would separate the subject <br /> properties from the R-3 District to the west. <br /> Within a several block area are found the B-1 Neighborhood Shopping District (north, northeast, east, <br /> southeast and south) and R-3 Single Family Residence Districts (northwest, west, southwest and a <br /> small area southeast). <br /> The Comprehensive Plan shows this one half block area as Commercial.
