Stewart, Transportation Planner� � SUBJECT: Conditional Use Permit at 824 East Prairie Street for a�arber Shop in the R-6, Multiple Dwelling District SUMMARY RECOMMENDATION: Staff recommends approv 1 of the Conditional Use Permit with the following conditions: 1.) Concrete bollards must be laced in the area between the street and the sidewalk in order to prevent unauthorized parking n the front yard across the sidewalk; 2.) The building must be brought up to ADA accessibilit standards by creating an accessible route between the parking spaces and the front door; and 3 ) The petitioner must meet current City codes and standards. The City Plan Commission voted -0 to recommend approval of this petition at the Apri13, 2008 meeting; the minutes of the meetin are attached. BACKGROUND: The subject site is approximately 0.14 acre (6,066 square foot) and currently has a 2 story brick commercial building on the site. The subject petition requests a conditional use permit to allow the u e of a Barber Shop on the first floor of the building. The new owners plan to have a barber sho on the first floor and plan to live on the second floor of the existing building. On May 13, 2008 the Parking and Traffic Commission voted u �' imously to approve the petitioners request for one on street handicapped parking space in fro of 824 East Prairie Street. POTENTIAL OBJECTION: There were no known objectors at the Plan Commission Meeting. INPUT FROM OTHER SOURCES: The Conditional Use Permit as reviewed by the City's Technical Review Committee; Planning, Engineering and Fire approv d the petition.
