Stewart, Transportation Planner�� SUBJECT: Conditional Use Permit for an expanded ambulance se ice in the B-2 District at 461 West Wood Street SUMMARY RECOMMENDATION: Staff recommends approv 1 of the conditional use permit with the following condition: A detailed site plan and c nstruction plans shall be submitted to and approved by the Economic and Urban Dev lopment Department, the Department of Engineering and Infrastructure and the Fire Departme t prior to the issuance of a building permit. The City Plan Commission voted 8-0 to recommend approval of this petition at I, the March 6, 2008 meeting; the minutes of the meeting are attached. BACKGROUND: The area in question is presently zoned B-2, ommercial District. The proposed building will be 4,500 (50' x 90') square feet and is lo ated on 0.25 acres. The previous building located on the lot was no longer adequate to serve e needs of the ambulance service. The building has since been demolished. The use of the bu lding was non-conforming under the current Zoning Ordinance. Because of the construction of new facility, the structure and use must come into compliance with the Zoning Ordinance. An mbulance service requires a Conditional Use Permit. The subject petition requests a conditional use permit to allow for the xpansion of an ambulance service which will include the housing and training of personnel. Th facility can accommodate a ma�cimum of four(4)personnel for lodging and a maximum of six ( ) for training. POTENTIAL OBJECTION: There were no known objectors at the Plan Commission Meeting.
