The subject site is located at 144 and 154 East Johnson Street and 805 North Water Street and <br /> contains approximately 0.66 acres (29,000 square feet). Two of the lots re vacant and the third has a <br /> single family residence on the property. <br /> PROJECT DESCRIPTION <br /> 2. The petitioner proposes to rezone the three lots from R-6, Multipl Dwelling District and B-2 <br /> Commercial District to O-1, Office District in order to build an office �building which will house a <br /> law office. <br /> STAFF ANALYSIS <br /> 3. The surrounding zoning includes R-6, Multiple Dwelling District a d B-2, Commercial District. <br /> Property to the east and across Water Street is zoned M-1, Intense ommercial-Light Industrial <br /> District. The Decatur Urban Area Land Use Plan shows this area as a m'xed use area which includes <br /> Office, Commercial, and Commercial Planned Development. The pro osed use is compatible with <br /> adj acent uses in the surrounding area. The rezoning should not ha e an adverse affect of the <br /> surrounding area. <br /> 4. The rezoning and proposed use is consistent with the intent of the omprehensive Plan and the <br /> Decatur Urban Corridors Plan. <br /> I <br />
