6. The Comprehensive Plan shows the area as Mixed Use and the ommunity center and social
service center fit within this category as they provide a place to sh lter residents, distribute food
and a place to worship.
7. The proposed PD will have zero (0) feet required for the buildin setbacks and the front yard
parking setback will be 15 feet and there will be no requirement f the parking setbacks for the
side and rear yards. The idea for the zero (0) setback for the buildin s allows for the users of these
buildings to have activities take place within the interior of the ite. Staff finds the building
setback appropriate for the general area as well as the use of the proposed development. The zero
(0) setback will not adversely effect the character of the surroundingrea.
8. The proposed development is being developed in accordance with n overall design plan for the
entire PD and is not expected to have a negative impact on utilities.
The City Plan Commission voted 7-0 to recommend approval of this peti ion as presented with the
condition that the final site plan shall reflect continued access to St. Paul s Lutheran Church at the
March l, 2007 hearing; the minutes of the meeting are attached.
POTENTIAL OBJECTION: There were no known objectors at the Pl n Commission meeting.
INPUT FROM OTHER SOURCES: N/A
STAFF REFERENCE: Any additional questions may be forwarded t Suzan Stickle at 424-2786 or
at smstickle(cr,decaturnet.or.
BUDGET/TIME IMPLICATIONS: None
