Excerpts from Plan Commission Minutes of February 1, 2007
Cal. No. 07-01 Petition of ST. MARY'S OSPITAL, 1800 East
Lake Shore Drive, to amend the Planned
Development to modify sign ge.
Ms. Stickle was sworn in by Mrs. Althoff.
Ms. Stickle presented the recommendation of staff:
In November 2003, the Plan Commission recommended approval and the City Council
approved the rezoning to a Planned Development for the hospital campus. The Planned
Development allowed for a freestanding sign to be constructed at the corner of Lake
Shore Drive and South 16`h Street. Since that time, the hos ital administration has
discovered that patients and visitors have a difficult time 1 cating the emergency
entrance. There is a need for directional signage to assist patients in navigating their way
through the hospital campus. The approved Planned Developme did not include a sign
plan; therefore the amendment is necessary to allow for wall si age. The petitioner is
requesting that the total square footage of all wall signage not to xceed 10 percent of the
wall or farade on which it is located. There will be no limit on t e number of signs that
can be on the wall or faade, however, the combined square foot ge of all wall signs can
not exceed 10 percent of the wall or faade on which they are loca ed.
The proposed signage will greatly enhance the patients' ability o locate their intended
destination within the hospital's campus. Although, no other signage is currently planned
for the site, the proposed amendment will allow St. Mary's to add wall signage as needed
to direct patients to appropriate buildings. The wall signage will not adversely impact
the neighborhood.
The proposed signage is consistent with the intent of the previousl approved PD and will
not adversely affect the neighborhood. Staff recommends approv 1 of the petition.
Section XXIX. of the Zoning Ordinance requires the Plan Co ission to hold a public
hearing and then forward its report and recommendation to the City Council for final
approval. A motion to forward Calendar Number 07-01 to t e City Council with a
recommendation of approval is suggested.
Mr. Anderson stated that if St. Mary's Hospital were allowed to se ten percent (10%) of
the building for a sign, the sign would be really large.
Ms. Stickle stated yes it would be a large sign and that the ordin nce allows commercial
establishments in the B-1, B-2, M-1, and M-2 to go up ten per ent (10%). When the
original PD went through the only thing that was put in about signs was at South 16tn
Street and Lakeshore; there was nothing else in the PD about signs.
Mr. Nardholm asked how Calendar No. 07-04 will effect Calendar No. 07-01.
