STAFF REPORT
Decatur City Plan Commission
COMMON NAME: St. Mary's Hospital,Amend PD
GENERAL INFORMATION
Hearing Date February 1, 2007
Calendar No. 07-01
Property Location St. Mary's Hospital Campus
Requested Action Amend PD Planned Development for Si age
Petitioner St. Mary's Hospital
Representative C &K Custom Signs
LAND USE AND ZONING
Direction Existing Land Use Zoning Comprehensive Plan
Subject Property Hospital Campus PD L w Density Residential
North Eisenhower High School, R-3 S hools and Parks, Low
Single Family Residential D nsity Residential
South Chandler Park R-2 P rks, Open Space
East Lake Decatur L e
West Single Family R-3 L w Density Residential
Residential/Vacant
BACKGROUND
1. In November 2003, the Plan Commission recommended appr val and the City Council
approved the rezoning to a planned development for the hospit 1 campus. The planned
development allowed for a freestanding sign to be constructed at the orner of Lake Share Drive
and South 16th Street. Since that time, the hospital administration as discovered that patients
and visitors have a difficult time locating the emergency entrance. T ere is a need for directional
signage to assist patients in navigating their way through the hosp tal campus. The approved
Planned Development did not include a sign plan; therefore the amen ment is necessary to allow
for wall signage. The petitioner is requesting that the total square fo tage of all wall signage not
to exceed 10 percent of the wall or faade on which it is located. T ere will be no limit on the
number of signs that can be on the wall or faade, however, the co bined square footage of all
wall signs can not exceed 10 percent of the wall or farade on which t ey are located.
STAFF ANALYSIS
2. The proposed signage will greatly enhance the patients' abilit to locate their intended
destination within the hospital's campus. Although, no other signage is currently planned for the
site, the proposed amendment will allow St. Mary's to add wall s gnage as needed to direct
patients to appropriate buildings. The wall signage will not adversel impact the neighborhood.
STAFF RECOMMENDATION
3. The proposed signage is consistent with the intent of the pr iously approved planned
development and will not adversely affect the neighborhood. Staff r commends approval of the
petition.
