Currently the Zoning Ordinance allows financial institu"ons in the Office and <br /> Neighborhood Shopping District with the drive through faci ities only allowed with a <br /> Conditional Use Permit. <br /> PROJECT DESCRIPTION <br /> 1. SECTION X.A.7. (Office District) <br /> Add "with drive through facilities; however all amplified quipment shall be <br /> located at least 25 feet from any rear or side lot line in a resi ntial district." And <br /> delete"without drive through facilities". <br /> 2. SECTION XI.B.10. (B-1 Neighborhood Shopping District) <br /> Add "with drive through facilities; however all amplified quipment shall be <br /> located at least 25 feet from any rear or side lot line in a reside tial district." <br /> STAFF ANALYSIS <br /> 1. Financial institutions are permitted uses in the Office and Neighborhood Shopping Districts <br /> because they are minimally invasive to residential areas. In to ay's marketplace financial <br /> institutions need to have drive through facilities to compete. <br /> STAFF RECOMMENDATION <br /> 1. Staff recommends approval of the amendments as proposed. <br /> PLAN COMMISSION ACTION <br /> 1. Section XXIX.G. of the Zoning Ordinance requires the Plan C mmission to hold a public <br /> hearing and make recommendations to the City Council on endments to the Zoning <br /> Ordinance. The Plan Commission may recommend to the City ouncil to approve or deny <br /> the amendments. <br />
