Brag , AICP, Assistant City Manag r� Suzan Stickl , Senior Planner y+-S �� SUBJECT: Amendments to the Zoning Ordinance (Ordinance #35 2) SUMMARY RECOMMENDATION: Staff recommends approv 1 of the amendments to the City of Decatur Zoning Ordinance (Ordinance # 3512) as proposed. The City Plan Commission voted 6-0 to recommend approval of this petition at the November 14, 2006 hearing; the minutes of the meetings are attached. BACKGROUND: Financial institutions are permitted uses in the Office and Neighborhood Shopping Districts because they are minimally invasive to resi ential areas. In today's marketplace financial institutions need to have drive through facilitie to compete. Currently the Zoning Ordinance only allows drive through facilities with a Conditienal Use Permit in the O-1 Office District and B-1 Neighborhood Shopping District. Staff recommends amending the ordinance to allow financial insti tions and services to have drive through facilities as a permitted use. The recommendations are s follows: SECTION X.A.7. (Office District) Add "with drive through facilities; however all amplified equipment shall be located at least 25 feet from any rear or side lot line in a residential di trict." And delete "without drive through facilities". SECTION XI.B.10. (B-1 Neighborhood Shopping District) Add "with drive through facilities; however all amplified eq ipment shall be located at least 25 feet from any rear or side lot line in a residential district." i INPUT FROM OTHER SOURCES: None POTENTIAL OBJECTION: There were no known objectors to th se amendments at the Plan Commission meeting.
