B , AICP, Assistant City Manage� <br /> Mark L. ith, Senior Pla <br /> SUBJECT: Rezone 1933 South Taylorville oad from the R-1 Residential District to <br /> M-1 Industrial District <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the proposed <br /> rezoning. The Plan Commission voted 8-0 to recommend approval at their October 5, <br /> 2006 meeting. The Plan Commission minutes of that meeting are attached. <br /> BACKGROLTND: The subject property was annexed to the City on August 21, 2006, per <br /> Ordinance 2006-81. Upon annexation, property is automatically placed in the R-1 Single <br /> Family Residential zoning district and property owners are advised that filing a rezoning <br /> petition is required. The subject petition requests that the property in question be rezoned ��' <br /> from the R-1 Single Family Residential District to the M-1 Industrial District. <br /> The property contains 0.60 acres. It abuts a rail line and Route 48. The adjoining <br /> properties in all directions are zoned industrial and commercial by the County or City. <br /> The property has been used for commercial purposes for decades. It is improved with a <br /> tavern, a covered patio which is used as a beer garden and the associated paved parking <br /> areas. <br /> POTENTIAL OBJECTIONS: There were no objectors to the request for rezoning. <br /> INPUT FROM OTHER SOURCES: There were no comments forthcoming from any <br /> other source. <br /> STAFF REFERENCES: If Council members have questions they may contact Mark <br /> Smith, Senior Planner, 424-2790, ar at mLsmith(rL;decaturnet.org. <br /> BUDGET/TIME IMPLICATIONS: None <br />
