Miller, AICP, Senior Planner� � <br /> Joselyn Stewart, Transportation Planner <br /> SUBJECT: Rezone 2100-2140 East Pythian Avenue and 2071, 117 East Damon <br /> Avenue from R-2 Single Family Residence District andB-2 Commercial <br /> District to M-1 Intense Commercial-Light Industria District <br /> SUMMARY RECOMMENDATION: Staff recommends app val of the proposed <br /> rezoning subject to the following requirements: site, landscaping and lighting plans for <br /> the building and parking area shall be submitted and approved by the Department of <br /> Economic and Urban Development and the Department of Engine ring and Infrastructure <br /> before building permits are issued. The Plan Commission vot d 7-0 to recommend <br /> approval at the September 7, 2006 Plan Commission meeting; Pl Commission minutes <br /> are attached. <br /> BACKGROLTND: In February 2006 the Plan Commission reco mended approval of <br /> and the City Council approved the rezoning of 2110 East Pythian venue to B-2 to allow <br /> for the construction of a building to handle the shipping operati ns for the expanding <br /> World of Power Sports business. Additionally properties located t 2110 and 2120 East <br /> Pythian Avenue and 2138 and 2146 East Damon Avenue were rez ned in 2005 from R-2 <br /> Single Family Residence District to B-2 Commercial District. A1 hough not previously <br /> stated as such, the petitioner plans to expand the warehousing capa ilities of the business. <br /> Warehouse use is not allowed in the B-2 Commercial District. <br /> POTENTIAL OBJECTIONS: There were no objectors to the requ st for rezoning. <br /> INPUT FROM OTHER SOURCES: There were no comments orthcoming from any <br /> other source. <br /> STAFF REFERENCES: Any additional questions may be fo arded to Joselyn A. <br /> Stewart at 424-2782 or at jastewart(a�decaturnet.org. <br /> BUDGET/TIME IMPLICATIONS: None <br />
