Ninety-three parking spaces will be provided which meets the requirements of the Zoning <br /> Ordinance. <br /> 5. One freestanding monument sign is proposed for the development and will be built in <br /> accordance with the submitted sign drawings. <br /> 6. The Comprehensive Plan shows the area as Light Industrial or Planned Commercial <br /> Development; however, the R-6 Multiple Dwelling District is compatible with the adjacent <br /> uses in the area. <br /> 7. The Zoning Ordinance requires an increased setback of one (1) foot over the required setback <br /> for every one (1) foot the building height exceeds 35 feet. The required setback is 40 feet <br /> from the front property line. The petitioner is requesting to reduce the front yard setback to <br /> 35 feet. Based on the removal of the drive north of South Main Street and the increased <br /> green space, staff is comfortable with the requested front yard setback. The plan meets the <br /> requirements for the side and rear yard setbacks. <br /> STAFF RECOMMENDATION <br /> 1. Based on the above analysis, staff recommends approval of the PD with the following <br /> condition: <br /> a. Final site, landscaping and lighting plans shall be reviewed by the Economic and Urban <br /> Development Department and the Department of Engineering and Infrastructure prior to <br /> construction. <br /> PLAN COMMISSION ACTION <br /> l. According to section XIX.G.2 of the Zoning Ordinance the Plan Commission shall review <br /> the application at a public hearing and will make findings concerning the consistency of the <br /> application with the Comprehensive Plan, the Zoning Ordinance and other land development <br /> regulations. Based on the findings, the Plan Commission will make a recommendation to the <br /> City Council that the Planned Development be approved, approved with conditions or <br /> disapproved. <br /> 2. A motion to forward Calendar Number 06-01 to the City Council with a recommendation for <br /> approval is suggested. <br /> The above report constitutes the testimony and recommendation of the Planning and Economic <br /> Development Division, Economic and Urban Development Department, City of Decatur. <br /> Greg Crowe <br /> Economic Development Coordinator <br /> ATTACHMENTS <br /> 1.
