The expansion of G & D Integrated will create a minimum of 80 jobs for the Decatur area <br /> and include a minimum investment of$5,000,000. <br /> STAFF ANALYSIS <br /> 1. The use is consistent with the character of the surrounding area. <br /> 2. The subject property and surrounding area's proposed land use in the Comprehensive Plan is <br /> Light Industrial. Based on the current use of the surrounding properties in Park 101, the proposed <br /> use will not be detrimental to the current uses and is in harmony with the intent of the <br /> Comprehensive Plan. <br /> 3. The proposed development is consistent with the intent of the Zoning Ordinance. <br /> 4. The landscaped berms and site break fence will mitigate the effect of the container storage <br /> area on the surrounding properties. <br /> 5. The City of Decatur and surrounding area will benefit greatly from the added jobs and capital <br /> investment produced by the expansion. <br /> STAFF RECOMMENDATION <br /> 1. Based on the above analysis, staff recommends approval of the rezoning to M-2 Heavy <br /> Industrial and the Conditional Use Permit to allow outdoor storage: <br /> a. Final site, landscaping and lighting plans shall be reviewed by the Economic and Urban <br /> Development Department and the Department of Engineering and Infrastructure prior to <br /> construction. <br /> PLAN COMMISSION ACTION <br /> 2. According to section XXII.A.2 of the Zoning Ordinance the Plan Commission shall review <br /> the application at a public hearing and will make findings concerning the consistency of the <br /> application with the Comprehensive Plan, the Zoning Ordinance and other land development <br /> regulations. Based on the findings, the Plan Commission will make a recommendation to the <br /> City Council that the Conditional Use Permit be approved, approved with conditions or <br /> disapproved. <br /> 3. A motion to forward Calendar Number 06-52 to the City Council with a recommendation for <br /> approval is suggested. <br /> The above report constitutes the testimony and recommendation of the Planning and Economic <br /> Development Division, Economic and Urban Development Department, City of Decatur. <br /> Greg C.
