Stewart, Transportation Planner�� SUBJECT: Rezone from R-3, Single Family Residence District to PD,Planned Development at 3520 Greenlake Drive SUMMARY RECOMMENDATION: Staff recommends approval of the PD as proposed with the following condition: Preliminary/Final Plats, site plan and construction plans shall be reviewed by the Economic and Urban Development Department and the Department of Engineering and Infrastructure prior to the issuance of a building permit. The City Plan Commission voted 10-0 to recommend approval of this petition at the August 3, 2006 meeting; the minutes of the meeting are attached. BACKGROUND: The subject site is approximately 7.62 acres and is currently undeveloped. The petitioner is proposing the construction of five (5) duplex units and six (6) four-plex units on twelve (12) lots. The proposal includes 34 individually owned units for those 50 years or older. The access to the Greenlake Condominiums will be provided by the extension of Greenlake Drive to the east and the construction of a new road to the north terminating in a cul-de-sac. Staff believes that the proposed development is compatible with the surrounding area and will have a positive impact on the neighborhood. The plan is consistent with the comprehensive plan for low density residential development. The existing and proposed streets are adequate to carry the anticipated traffic of the development.
