Stewart, Transportation Planner�� <br /> SUBJECT: Rezone from R-3, Single Family Residence District to PD,Planned Development at <br /> 3520 Greenlake Drive <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the PD as proposed with the <br /> following condition: Preliminary/Final Plats, site plan and construction plans shall be reviewed by <br /> the Economic and Urban Development Department and the Department of Engineering and <br /> Infrastructure prior to the issuance of a building permit. The City Plan Commission voted 10-0 to <br /> recommend approval of this petition at the August 3, 2006 meeting; the minutes of the meeting are <br /> attached. <br /> BACKGROUND: The subject site is approximately 7.62 acres and is currently undeveloped. The <br /> petitioner is proposing the construction of five (5) duplex units and six (6) four-plex units on twelve <br /> (12) lots. The proposal includes 34 individually owned units for those 50 years or older. The access <br /> to the Greenlake Condominiums will be provided by the extension of Greenlake Drive to the east <br /> and the construction of a new road to the north terminating in a cul-de-sac. <br /> Staff believes that the proposed development is compatible with the surrounding area and will have <br /> a positive impact on the neighborhood. The plan is consistent with the comprehensive plan for low <br /> density residential development. The existing and proposed streets are adequate to carry the <br /> anticipated traffic of the development.
