Miller, AICP, Senior Planner�h <br /> Greg Crowe, Economic Development Coordinato�'� <br /> SUBJECT: Rezone property at 2540 Millikin Parkway to M-2 Heavy Industrial District with a <br /> Conditional Use Permit to allow outdoor container storage <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the rezoning to M-2 Heavy <br /> Industrial and the conditional use permit. The City Plan Commission voted 10-0 to recommend <br /> approval of this petition at the August 3, 2006 hearing; the minutes of the meeting are attached. <br /> BACKGROUND: G & D Integrated currently operates an office and warehouse facility on the <br /> property to the west that they plan on expanding along with operating a new container storage yard on <br /> the subj ect property. <br /> The requested conditional use permit will allow for the operation of a container storage yard with <br /> empty containers stacked on top of each other. The maximum height of the containers will be four <br /> units high or thirty-eight feet high whichever is less. The requirements of the permit include: <br /> 1. A landscaped berm twelve (12) feet high with ten (10) foot evergreen trees and additional <br /> shrubs that will provide a sixty foot buffer between the storage yard and residential property to <br /> the north across Finch Drive. A six (6) foot fence in between Finch Drive and the berm. <br /> 2. A landscaped berm eight (8) feet high with ten (10) foot evergreen trees that will provide a <br /> sixty foot buffer along Greenswitch Road. A six (6) foot fence in between Greenswitch Road <br /> and the berm. <br /> 3. A six (6) foot high site break fence along the south border of the property fronting Millikin <br /> Parkway. <br /> 4. Lighting on site that will be in accordance with City of Decatur ordinances and policies. <br /> The expansion of G &D Integrated will benefit the City of Decatur through the creation of a minimum , <br /> of 80 jobs and a minimum investment of$5,000,000. , I� <br /> INPUT FROM OTHER SOURCES: None <br /> POTENTIAL OBJECTION: There were no objectors to the petition at the Plan Commission <br /> meeting. <br /> STAFF REFERENCE: Any additional questions may be forwarded to Greg Crowe at 424-2725 or at <br /> gccrowe(a�decaturnet.org. <br /> BUDGET/TIME IMPLICATIONS: None <br />
