Excerpts from Decatur City Plan Commission of August 3, 2006
Cal.No. 06-49 Petition of DECATLTR AUTO PARTS, INC. to
amend the M-2 Conditional Use Permit allowing an
auto salvage yard for premises commonly known as
2550 North Woodford Street.
Mr. Greg Crowe was sworn in by Ms. Jesse.
Mr. Crowe presented the recommendation of staff:
The site is approximately 7.15 acres and currently contains an auto salvage yard. The
subject property contains two parcels. In 1971 a Conditional Use Permit was approved to
allow an auto storage yard on the southern parcel.
A condition of the original permit was to surround the property with an eight (8) foot site
break fence. Currently there is a site break fence along the west, south and east perimeter
of the property. The north border contains a chain link fence. The site break fence that
surrounds the neighboring property to the north and west is in disrepair and missing in
some spots.
The requested amendment to the conditional use permit will:
1. Add the northern parcel to the permit allowing the operation of an auto salvage
yard on both parcels.
2. Require an eight (8) foot site break fence surrounding the entire salvage yard
including the outer boundaries of the combined parcels except the north border
that abuts another salvage yard.
3. The site break fence shall be constructed or repaired and maintained in good
condition.
Staff finds that the use is consistent with the character of the surrounding neighborhood
and general area as well as the Comprehensive Plan and intent of the Zoning Ordinance.
The site break fence will screen the auto salvage yard from neighboring uses and
roadways.
Based on the above analysis, staff recommends approval of the amended conditional use
permit.
A motion to forward Calendar Number 06-49 to the City Council with a recommendation
of approval is suggested.
Mr.Nordholm questioned whether the narthern boundary was another salvage yard. Mr.
Crowe stated it was.
Mr. Greg Johnson was sworn in by Ms. Jesse.
Mr. Johnson stated he was the attorney for the petitioner and would appreciate the
commissioners passing the petition onto the City Council with a recommendation of
approval.
